We take care of the whole process for you: the forms, documents and submission, liaising with the planning officer and negotiating any changes along the way. We're accredited planning agents with North Somerset Council, with a success rate of over 98%.
Building regulations
The technical drawings, specifications and details your builder works from, giving them a clear picture to price accurately and keeping your design on track through the build.
How it works
Four stages, and you'll always know which one you're in.
We visit
Our design consultation: a proper chat and look round the house together over a cuppa. We listen to how you use your home and what you'd love from it, and give you a straight answer on what's realistically possible. It's a paid visit with a fixed fee, and clients often tell us it's a really helpful way to kickstart the whole process.
We measure, we draw, we review
We measure up your property, then turn your ideas into proper plans and drawings, often with alternative ideas our experience suggests for you to consider. 3D views can also be commissioned if plans aren't your thing, so you can picture the finished space. We go through everything together, see what works and what needs changing, and keep refining until it's not just right, but something you're excited about.
We handle the paperwork
We prepare and submit the planning and building regulations applications, work with the council's planning team and, where needed, building control throughout, and keep you updated all the way.
You build it
We can put you in touch with trusted professionals - structural engineers, ecologists, tree specialists and more - and introduce you to established builders and trades when you're ready to move forward. You're never left wondering who to call next.

Every project is as different as the people, the property, the possibilities and the aspirations behind it, so we don't have a standard price list.
What you do get is clarity. We'll talk it through properly, work out what you actually need from us and spell out our fees up front, so you know exactly what our services cost and can make an informed decision before any work starts. No guesswork, no surprises.
The cost of the building work itself is separate, and comes from your builder.
